Checking property and consumption tax sums

Property and sales tax sums look easy, but finding the price before tax keeps tripping you.

Property and consumption tax questions are percentage questions with a stated rate and a stated base. Read what the rate applies to, calculate, then check the size of the answer.

This lesson belongs to SPM Mathematics taxation. It follows the income tax lessons such as calculating a tax amount from supplied data. All rates and values below are invented for practice.

Example 1: a property tax based on annual value

An original question states that a house has an annual value of RM14 400 and the property tax is 5% of the annual value each year, paid in two equal instalments.

Yearly tax = 14 400 × 0.05 = RM720. Each instalment = 720 ÷ 2 = RM360.

Check the size: 5% of about RM14 000 is about RM700, so RM720 is reasonable, and half of it is RM360.

Example 2: a land tax based on area

A plot of land measures 450 m². The question states a yearly rate of RM0.40 per square metre. Tax = 450 × 0.40 = RM180.

A quick check is to round: 450 × 0.4 is roughly 400 × 0.4 = 160 plus 50 × 0.4 = 20, which gives 180.

Example 3: sales tax and service tax

A product costs RM250 before tax and sales tax of 10% is charged. Tax = 250 × 0.10 = RM25, so the total is RM275.

A restaurant bill is RM180 with a service tax of 8%. Tax = 180 × 0.08 = RM14.40, and the total is RM194.40. Notice that each rate applies to the stated pre-tax amount.

The reverse question

Here is the usual trap. A total of RM330 includes a 10% sales tax, and the question asks for the price before tax.

The correct method is to divide by the multiplier: 330 ÷ 1.10 = RM300, so the tax is RM30.

The wrong method takes 10% of RM330, which is RM33, and subtracts it to get RM297. The error comes from treating RM330 as the base, when the 10% was charged on the smaller pre-tax price.

Check 297 × 1.10 = 326.70, not 330 300 × 1.10 = 330

The check at the bottom is the habit to keep. Multiply your pre-tax price by the multiplier and confirm you reach the given total.

Check yourself

A bill with a 6% service tax comes to RM424. Find the amount before tax and the tax charged. Then find the yearly property tax on an annual value of RM9 600 at 7%.

Answer

Before tax: 424 ÷ 1.06 = RM400. The tax is 424 − 400 = RM24. Check: 400 × 1.06 = 424.

Property tax: 9 600 × 0.07 = RM672 per year.

Do I need real tax rates for these questions?

No. Exam questions state the rate, the base amount and whether tax is paid once or in instalments. Use the stated figures only. The rates in this lesson are invented for practice.

How do I find the price before tax from a total with tax?

Divide the total by 1 plus the tax rate as a decimal. For 10% tax, divide by 1.10. Subtracting 10% of the total is a common error, because 10% of the total is larger than the real tax.

What is the difference between sales tax and service tax in a question?

Sales tax is charged on the price of goods, and service tax on the charge for a service. The calculation method is the same: rate times the base amount. Read what amount the rate applies to.

Why is property tax sometimes paid twice a year?

Some questions state that the yearly amount is paid in two equal instalments. Calculate the full year first, then divide by 2. Always check whether the question asks for the yearly or the half-yearly amount.
